Does anyone have a reference? The other kicker is that the loan would be under $100,000.00 Those that have reached out have not been able to do a loan for that small of an amount. Any advice would be great.

So I am looking for some advice in terms of financing decisions. I have been looking for a property in the Baltimore County area and my hope was to purchase the home in all cash. My hope was to purchase a deal through all cash funds. I am leaning more and more towards financing the deal with a large down payment as it is a HUDhomestore Property. I'm currently looking for a reputable portfolio lender in the Washington D.C./Arlington Region, that specializes in working with investors. I am not looking for a hard money lender.

I appreciate all of the advice. I guess I should have been a little bit more descriptive in my post.
You all are definitely right in the Curtis Bay property, it definitely has some rough areas and streets. However this statement is true throughout much of Baltimore. My goal isn't to purchase a property within the next few weeks and force something to happen, that's not quite what was written above. I have goals but forcing a purchase is not one of them. I am hopeful some prospective opportunities fall through within the next few weeks. I by no means claim to be a market expert in Baltimore MD. IE one of the reasons I'm on this forum.
I am however pretty good with numbers and the numbers are extremely favorable, if everything goes according to plan.
Do either of you guys have a specific zip code you prefer or would recommend? Do you both wholesale properties?

Hello to the BP Community,
Just wanted to introduce myself and share my story with everyone on BP. I'm a firefighter by trade which offers an opportunity to take on other work in my free time. I'm located in the Metropolitan Washington D.C. area but will be focused in Baltimore, MD. I will be making my first purchase hopefully within the next few weeks. Over the past year I have focused on educating myself and putting together my business model, goals, and been to over 25 properties to try and better myself in preperation to be successful. I am focused on acquiring at least two single family homes over the next year and will then evaluate my success and short comings.
My first property if things go to plan will be located in the Curtis Bay nieghborhood and will be a cash offer. "Looking for that deal." This rental will be a housing choice voucher program rental and I will be managing the property myself.
Any and all advice is welcomed, good or bad.
