It is an FHA loan so I have to stay the required year. But do you know other entry options once the year is up to leverage another unit? @Jerry Padilla @Andrew Meyer

Recently bought a 3 bedroom up and down duplex (owner occupied). How can I get into another owner occupied unit either 3 or 4 units with another mortgage?

@Alexhalimou could you explain the rolling Marbella test?

@Ralphhunter yes my market has lots of 100 year old houses. The city is the biggest city in the state in terms of area and has many houses that are old. I think it falls in line with the area I seek to invest in.

I'm in the process of purchasing a duplex with 3 beds rooms each. The repairs seem extensive including bad insulation, minor roof repairs, faulty structure, floors are uneven (home is a little over 100 years old) galvanized pipes, old water heaters, among other minor cosmetic issues. 

Should I walk away or since I do have a contingency and these repairs seem well over $3000. 

Would 203k be a viable option? 

Just looking for honest views.
