I have a client who wants to get a long for about $40k, many lenders won't do this small of a loan. Where would I find someone willing to lend at this amount?

I showed a property without a certificate of occupancy today. Is this necessarily a bad thing??? Home looks like it was recently renovated...

@Leslie A. I have the book just haven't cracked it yet; shame on me...

@DerrickCraig I'm comfortable but do have some reservations, I may be thinking about cash more than other factors...

Wanted to know seasoned investors opinion on this. There is an area where property can be bought for under $50k and in very good condition, many move-in ready but in one of the countries worst cities; Camden NJ. Thoughts???

I just started an LLC and I want to do it for asset protection purposes but I want the lowest possible rate, and I know LLC's may not offer the best rates to help lower the mortgage payment.
