@Jai Koolwal if there is anything I can help with, please do not hesitate to reach me. There is no better due diligence than actually walking the area yourself and talking to local people. I sell TK properties but I always tell my investors to visit the area so they are not just taking my word for something but actually doing their independent due diligence. Nothing will substitute the peace of mind that you get from visiting the area.

I think United Center will be an appropriate venue for the event. Justin deserves it. I am sure Bulls and Hawks will be more than happy to move any home games. 

I think you should ask the my "mentor" to be the guest speaker so they get the most value out of it.

Hi @Ray Jansma

The prices have gone up 30-40% since I started investing. The market is still good to invest in compared other markets and ROI but not where it was few years ago. Not sure if we will ever get to that price point in this generation again, IMO.

Hi @Taylor K.

One thing I will add to what I did was that when I started out the market was a lot different than it is now. The prices have gone up and the houses that I was purchasing for $30k don't exist at that price point anymore.

I will be curious to hear what other people have to say.

Hi Paul,

You have your parents to help you for now, but unless you have someone helping you with property management free of charge forever, I would still factor in the cost. In my area, my property taxes run about 15% or so on average.

Taxes are just one part, but if the property hasn't been rehabbed recently, the deferred maintenance is going to be expensive. Small stuff like the age of furnace, plumbing, electric, HVAC will add up once tenants move out or in terms of on going maintenance cost.
