    @Mark Christensen The projects I have going on are in Hammond, Merrillville, Griffith and Munster

    I still have all my rentals that I originally purchased for myself. I am self funding my start up so I am putting a lot of money in that. I agree that cheap doesn't always mean good but I think there are deals to be had there if you are willing to take on bigger projects.

    It makes a world of difference having a great team and I wouldn't be able to do in NW Indiana market sitting in California if it weren't for the people that I work with. For instance, last 7-8 properties that I have bought/in process of closing, I haven't even seen the inside of them. I drove by couple of them when I was in town and the rest I saw them with my team over a FaceTime call.

    Having a great team does make life a lot simpler. I have flipped some houses without ever stepping foot in them. It wasn't by design but timing never worked out because of me flying back and forth.

    Hello all,

    I was just curious what you guys are seeing in your market in terms on demand and supply shifts.

    I will share a brief summary of what I am noticing in my market.

    I invest in NW Indiana market and the last few weeks have been very active. Currently, I have 16 projects going on at different stages - 4 are closing in next couple of weeks and rest are ongoing rehabs and hopefully, I will be adding few more to the list in next few days. The projects range in price from $80k-$550k ARV. 4 are fix and flip to retail buyers and rest are Turnkey properties.

    The acquisition source is foreclosure auction, wholesalers, MLS and directly from lenders.

    The prices in last year in NW Indiana market have increased 10-15% and the demand doesn't seem to be slowing down at sub-$250k price point. I have been investing in this market for last 7 years but last 12-18 months, the demand from investors has gone up like crazy.

    The prices seem to be close to their peak (not factoring for inflation) and IMHO there is room for another 15-20% increase in next 12-18 months.

    What are you guys noticing in your market? Are things picking up, slowing down or staying the same?

    So @Clayton Barnes who is on the deed now that is losing the property? If the same owners as back in 2015, it's possible they redeemed it and then are losing the property again.

    @Adrien C. any thoughts?

    I agree with Larry that your turnkey properties are only as good as the team you decide to work with. Definitely visit the area. Look at the team's finished projects, their current projects, talk to their existing clients and see how their experience has been.
