I would keep it off. You qant your entire postcard to be about the property you are looking to buy.

Hi @Abdul Rahman

1) The standard size that majority of investors use is 4.25" x 6"

2) Website is not necessary but please be sure that you have a phone number on there. Most of the people will want to call you to reach you. You can get a free phone number at Google Voice

3) Yes, double sided. I would make the message very specific about looking to buy a house. You will get some people who will pass your information onto other people who are looking to sell.

4) One of the keys is doing multiple campaigns. Don't get discouraged after sending 1 or 2 postcards and not getting any deals. You will start seeing deals come in after you have sent postcards or letters to same people 4-6 times.

 Evan, my point about not investing in Cal City was beyond the neighborhood. It has to do with the regulations the city has. Not investor friendly at all

To answer your question, city of Hammond is great as long as you do everything legit: pull permits, hire licensed contractors, etc. There are some other cities like Merrillville, Highland, etc. where you can get by without pulling permits for everything but Hammond is more strict comparatively. Majority of my business is in Hammond and we have everyone licensed we used to do the work so we don't run into any issues.

That makes sense, Ray.

I agree that the market is super competitive but in my opinion I don't think it's at the peak yet. I think it still have 30-40% growth left in it. Just based on my opinion and what I see around when I travel.

If market drops, I will speed up my buying but I don't see that happening anytime soon.

Interesting that you are already starting to look at other markets to invest when you live in one of the best areas to invest in. How do the numbers compare with what you are finding in Hammond? Just curious.
