I had low end units (10). I posted 3 day on the 2nd and filed for eviction on the 4th day of 3 day. My tenants knew if i filed they were gone. No going back after i went to court house. I learned a long time ago if you give one inch you will give a free month or two of rent... evict every time.

Always expect the unexpected. I personally couldn’t do remote for this very reason. A lot do and have a good system.

Most property i have bought was cash. A couple have been sfh loans. I’m looking at bigger properties in the way of apartments. 10 plus units. Was quoted the terms below. Are these good terms or should i expect better? 25% down minimum 75% Loan to value max. 15 year term….no balloon Prime + 1.5 adjusting quarterly 1% origination fee with no deposit relationship ½% orig. fee with dep. relationship

I agree. Send a letter to comply. If they refuse document and give notice. Most the time the notice will get them in the right mind set.

Education education education. Read tons of books. Simulate deals with the tools provided here. Maybe look at owner financed mobile homes etc.
