I have purchased 5 duplexes on the same property over the last 10 months all cash deals. Now I need to get some of the money back out lol. Anybody have a good recommendation for a bank/broker to do a cash out refi deal in Florida? They appraise for 60 a building and I got them at average of 25 a building.

Hello all! 

Need a little BPer help. There is a small block of duplexes with a total of 11 buildings. I own 2 of the building and another two have been sold, all building are in foreclosure. There are 7 more buildings coming up in January.  I would like to put together a nice presentation and hand deliver to the local bank i have been working with. Something solid and nice to try and get them on my side of this :-) Have any of you done this and if so can i see a copy of what you delivered? Or do any of you have any ideas of what it should have in it?

So far i have all the tax cards, the foreclosure reports, the huds from where i bought two cash, and two investment caclculators , one showing income and expenses for 1 building and 1 showing total with all buildings. what else??

App folio is to expensive and they are wayyyy to pushy when trying to get you to come on. I inquired about a month ago and it was a big mistake. They flooded me with emails even after I told them I was not interested. Funny it takes them 24 hours for tech support? It takes less then 5 min when you inquire... Something to think about, where is their focus?

You can now use the address of the post office followed by unit #xxx instead of PO Box #. I'm using one now for all my mail. Also on my rents I have all my amounts set different so that I know which unit it is. 1 may be 600.00 and the other 1 will be 601.00. Just enough so I know and can reconcile my books later.

They haven't paid in about 4-5 months lol living rent free. I want to keep them there bc they both have been there for over 4 years.

Won a auction on a duplex. Has tenants in place. Will have both fill out new leases. they are asking me about deposits and if they will get them back. I'm pretty sure they won't as it's foreclosure. The question I have is do I insist on new deposits??

What about the people actually living in the house? Are they apart of it? Is that actually rob and Katy????
