to me it's all about FEAR and RISK. You have to learn how to control both. To much or to little of either and your in trouble. Take small steps first but make the steps!

the only ship that doesn't sail is a partnership. Sounds like to many people and No matter what somebody will always feel like they are being taken advantage of. Do business deals with them but don't partner. IMHO.

Do you turn profit every year or break even?

I will and would buy trailers but they have to come with land.

I am currently waiting on a closing date for a duplex I bought in florida. I emailed the closing company and have had no response... Been over a week.

Questions to property managers that have built their company. How long did it take before it could support you? Is it hard to convince people to let you manage for them? Did you start with buy and hold and then start the management company? Is it possible to do in small towns or is the bigger metro areas better? Any advice and input would be great. It's something I have a lot of interest in and some background in.
