@Basit Siddiqi When does the 27.5 years start? Is it when the property is originally built, when you yourself become the owner, or when you put it on the market for rent? A real example, I bought a SFH that has these years: Built in 1950, I bought it in 2014, and put it up for rent in 2017. Thanks!

Hi @Kelly Wesley! Depending on the state, I would actually recommend finding a CPA that is willing to create LLCs for you. It will save you money and also be easier to file your business returns at the beginning of the year because they're the most familiar with your business. I'd also narrow your search by finding someone who also does real estate investing.

Hello All,

I've read in many places that owner/landlords dealing with evictions can be a good source for direct mail marketing campaigns. I've searched far and wide but I can't seem to find the location of these "eviction cases" on the county website. I've looked in Bexar County, Texas and Duval County (Jacksonville), Florida and have come up empty. Is there somewhere in particular I should be looking? Thanks in advance!

@Hunter Fitch Doesn't really matter what she says. Just make sure 1) the property is within ADA compliance and 2) you have it under an LLC for liability control and personal asset protection.

@Logan Merrick Insurance companies won’t insure a place with mold until it’s removed and materials are replaced. As a wholesaler, you wouldn’t want to be in that predicament of knowingly selling a property with mold damage. The right lawyer could take all your company’s assets.

We've rented a SFH in Texas for about four years now and want to take advantage of the equity. We're planning to do a cash-out refi but our CPA also suggested that we transfer the deed to our LLC's name for proper legal coverage. Does this need to happen before or after the cash-out refi? Is there any real benefit to doing the refi at a certain time in relation to the deed change? Thanks in advance!
