@Steven Harrington I can't stress enough taking a look at the big picture, like @Anthony Thompson has mentioned, taxes are a huge eye opening difference. Also, keep in mind the maintenance, vacancies, etc. without that information you may leave yourself at risk. Can't recommend strongly enough using the BP calculators, which can help you understand just how profitable the subject property would be.

@Steven Harrington I believe you're referring to the "East Side" (in the city of Providence, rather than East Providence, which is across the water and a different town altogether.
The East side is a good neighborhood. The nicest areas of Providence are on the East Side, but the prices are also much more expensive, and the market much more competitive.
I personally have invested in the East Side in the past, and am also currently investing in the federal hill / West End area as well with a few partners. If you have any questions don't hesitate to PM me.

@DJ Richmond I prefer Airbnb but use a mix if it's low. Airbnb has been great to me once I got the reviews coming in, and they generally have lower service fees

I've also had performance similar to those numbers for my vacation rental in Boston,. So depending on where it is it should do fine, but you'll want to be aware of filling the low season if you do choose to take it on.

@Ken Garza Every appraiser is different so it's really dependent on how each appraiser looks at it. If it were me though, I would prefer the higher selling price on the comps - I would just expect the appraiser to look at that from a high level and they may have a tendency to skew your price upwards. But again - every appraiser is different, so it's a crapshoot in my opinion.

@Account Closed Great to see the tools you're using. Here are mine for each - just my two cents:
- Turn-Over/Cleaning Services - Local cleaner - it's been great, took a few different ones until I found a great one, but I've now had this crew for the last 8 months, no issues at all, and great communication. Sharing the calendar with them has been helpful to provide full clarity on when they can come/go, so we do same-day turnovers.
- Linen Service/Laundry - I actually keep this with the crew, because with the size of our washer/dryer, it only takes the crew about 15 minutes longer to complete all of the linens - I find this easier than managing an additional external stream (separate linen service)
- Keys/Access/Exchanges - My unit is a condo, so it's automated via a lockbox nearby, and an electronic lock on the apartment door. I've found this to be a breeze provided instructions are clear.
- Calendar Syncing - I previously used Everbooked (1% of gross) but no longer do it - I do believe it's easier to do this on your own or have a VA do it for a fraction of the cost. I usually find VA's on Upwork.
- STR Advertising - I don't do it - I allow Airbnb to get the clientele and have had no issues getting clients so far.
- Additional Amenities Provided - We provide the following:
- Toothpaste/Toothbrushes
- Shampoo
- Soap
- Linens
- Coffee/Tea

@Account Closedi love the idea and have been considering jumping into this. One of the major concerns I have is city variances - will cities allow it? Some will of course but every area is different. Of course, you can't bank on it working on the initial purchase, but I think this is a good example of getting highest and best use of the property in some cases.
