For $120,000 thats more than fair I'd say.

Yes, a Single Family is qualified for a DSCR loan. You actually get the best pricing on those ;)

I know exactly which lender your working with.

I am going to tell you, there are better options.

Look around a bit, That prepay is 5% fixed for 3 years.

I wouldn't pay 22k to buy a rate down in a decreasing rate environment.

A 7.75% on a 3,2,1 declining prepayment is a better bet. 

You can refi down as rates get better for a much better exit fee.

A DSCR loan is going to be your best bet.

Rule of thumb, 80% LTV with a decent fico score all day long.

You can close in an LLC.

Hi Julio,

Depending on how many properties you own/Value of said properties and your loan balance.

There are some private lenders willing to blanket 2nd position loans if the LTV they are at feels safe.

Texas is affordable, but we are seeing supply increase and demand decrease.

Sales are down 8% YOY and average time on market is up 35% YOY.

Prices the past 3 months have been slashed pretty substantially.

Be safe, invest smart.

Whats the total cost of the project?
How much are you in for?
Current Value?
After Build Value?
Current Debt?

A lender needs all of this information to even consider the deal. 

Mid construction loans are a headache and a half, its not going to be cheap.
