3% on a commerical new build seems fair, they aren't easy loans to get done.

I wouldn't be paying anyone anything upfront however.

You’re gonna need to come in with 10% at least.

I wouldn’t spin your wheels looking for higher, it’s not out there.

If the seller can offer a 15% Seller carry in 2nd position, this is doable.

DSCR doesn't touch cannabis, there are some funds who do.

Personally very familiar with the Cannabis industry In SoCal, I grew up there.

Rates are high on cannabis due to there being far and few banks willing to lend on it.

(or even bank for that matter)
