DSCR is the best bet to get something like this done.
There are products with no seasoning requirements and products with 6 months seasoning.

DSCR mixed use would probably be your best bet and give you the best pricing!

I had the same issue...
BP Really needs a better understanding of rules & regulations in the Non QM Space.

We would not be able to use a prepayment penalty in Pennsylvania.
I recommend consulting with somebody who is familiar with rules and regulations!
