DSCR is the best bet to get something like this done.

There are products with no seasoning requirements and products with 6 months seasoning.

Hi Chris, there would be a few options to explore. 
DSCR mixed use would probably be your best bet and give you the best pricing!

I had the same issue... 

BP Really needs a better understanding of rules & regulations in the Non QM Space.

I'm assuming she just doesn't qualify debt to income for 2 mortgages.

We would not be able to use a prepayment penalty in Pennsylvania.                                      

I recommend consulting with somebody who is familiar with rules and regulations!
