I wouldn't be buying in CA.

Growing up in the SoCal area, yes the appreciation has been great the past 20 years; but they way the state is headed, people continue to leave.

Red tape in California has caused business to evacuate, high net worth individuals are also beginning to exit the state.

Food for thought.

Personally, If theres a good tenant that has been there 10+ years paying on time, I would be ecstatic.

Think of all the headaches you are going to save!

Take the 3 bed 2 bath, rent out a room if you want the extra cashflow.

The product is available but the pricing is not as pretty by any means, you’ll be looking at a rate 1-1.5% higher and possibly an extra .5-1 point in cost right off the bat.

Hi Lauren,

The cities with cashflow in LA & SD aren't the best to say the least but they are out there.

Typically looking for a small multi unit certain areas (typically higher crime ones) will result in a bit of cashflow as you can get a better price to rent ratio.

Are you going to be using short term rents?
You can lookup annual revenue estimates on airdna.com for short term rents.

Havasu is a great location, I am looking there myself.

What are the values? This is going to determine the pricing on this product as most blankets (with good pricing) have minimum loan amounts of $500,000.

It depends what you are looking for.

Theres a lot of good mortgage companies out there, but depending on your needs one might be the best for you.
