Give up on your dreams of a low rate on industrial right now.

If someone is going to lend you 75 LTV.

Rate is going to be around 11-12%.

Go where your income to cost of living is the greatest ratio, hands down.

A good portion of my borrowers buy out of state and use property management to deal with the properties.

If your in college you've gotta increase your ACTIVE income, before you get passive income.

Hi James,

Not many people are going to be licensed in both states.

However products like the DSCR loan do not require a license to be held in Indiana.

This may be the best product for you, honestly, pricing and rates are near similar on both conventional & DSCR products.

As long as the leases are active, have been active and can verify proof of rent payment, it should not be an issue.

If so should be a fairly simple process at 75 LTV if your credit score is solid.

Well identifying your goal is the first step. Are you looking to make cash now or reap the long term benefits of real estate investing?

Its hard to pick an area as all areas have different pros and cons, for example some are heavy cashflow positive but lack appreciation. Some have heavy appreciation but lack cashflow, some have high taxes, low taxes. High insurance, low insurance. These are all things you need to do some homework on and figure out.

In terms of BRR and flipping.

Flipping makes you more money now.

But BRR gives you the opportunity to invest, recoup your investment, have heavy depreciation tax write offs & build a portfolio which PAYS YOU IN YOUR SLEEP.

You only have so much time to work, but the need for housing will consistently increase as our population is outpacing or supply of housing year after year.
