Hi Kyle,

This is the most common question I get asked.

Don't waste your time because nobody in their right mind is going to fund 100% of your project.

In order to get into new deals, build, buy, flip etc. you need to have some skin in the game.

A bridge loan to get the cash out of the property on the market is possible, that can then help get you the cash needed and start this new build.

Hi Julianna,

Getting into a commercial property requires some skin in the game.

Everyone and there mother wants to get into real estate with little to no money down!

Only way to reduce your down payment would be with a seller carried 2nd, and the 1st is going to have a double digit rate for allowing that.

It all depends on your own goals, if you really believe in the area, have done the work and have come to a conclusion that your money is used best in an asset here, then do it.

Theres no reward without any risk.

Anyone offering you US debt at 0% is a scam.
Anyone offering you a yield of 50% is a scam.

There are deals out there but you need to put in the work and find them.
