My Lowest possible property purchase price would be $68,750, with 20% down payment and we can allow up to a 2% seller credit attached.

We can use off market homes for DSCR, no requirements besides that it is legally in livable condition.

This is the best route you can go in my opinion, use the benefits of hard money for a short period of time then refinance into a favorable rate. I would recommend using a DSCR loan right after completion and getting the property rented out.

Depends on your goal, we are still looking at 75-80% Cashout of the appraised value on DSCR.

We would need to gather a bit more information, but for the most part you would be in the clear. A DSCR, or hard money product would be the right fit for you.

On the lending side there would be no issue, it's a matter of getting that contract written up and agreed upon by all parties.
