This seems pretty straightforward, we would be at 80% LTC, $1,000,000 + $750,000 = 1,400,000 Max loan amount. Would love to connect and see how we can get this done

I recommend just completing it, getting a lease signed then just doing a DSCR loan.. Rates on DSCR are just as competitive if not better than conventional financing.

A DSCR Product is what you are looking for, DSCR Loans aren't based off of your income, they do not report on your personal credit and they are beating conventional investment rates in most cases. Would love to connect!

Both hard money and heloc's are useful products... Heloc's on investment property are actually much more pricier & restrictive than hard money.. In this market I would recommend hard money, would love to connect and discuss your options however!

If your certain you are doing this I would recommend just doing a cash out on your properties, around mid 7's.. having the funds available and put them into a savings account earning 4-5%.. Better than the alternative of having a line of credit at 12%, the 2-3% hit in spread is lower than a 5% increase in cost of capital in my opinion.
