For sure a pricey extension. I would get out of that note as soon as possible to avoid any further charges, 10% in extension cost is the most I've seen recently. What kind of property is it?

Yea land alone is tough, max 50 LTV on land, would recommend finding a partner to go in on it with you. Buy land out right and use it as your contribution into the project, we can fund the rest depending on cost.

Yea retail is a tough space right now, few years ago is a different world in the commercial lending space.

I have resources for retail, typically looking at a 1.1 DSCR

Seems about right, I ran the scenario on a DSCR and I am at a 8.49% on that as well for a DSCR loan, 30 years fixed
