For me if the deal is great I'll look at it but I don't think this growth can continue with a poor public education system.

Forgot to mention my brother in law handles anything I need state side so having a go to person or team is key

It's no secret that Nashville is a hot market.  However, the majority of the schools are relatively bad.  How long can this market grow and sustain with under performing schools?  Your thoughts...

What are your investing goals?

Hard to say without much background. 

I live in Japan and invest in Nashville TN.  I used to live there and I'm familiar with the area.  It wasn't hard for me because I bought, rehabbed and had my duplex rented while I was in the states.  My rental was already cash flowing before I moved overseas.  

Are you planning on moving to the US at some point?

Tenant cloud for my duplex.  I like the flat 9 dollar fee, it doesn't increase as you add more units.

I have to agree with @Rudy Manna.  These numbers don't meet my criteria for cash flow.  But is there something else going on with the property like massive appreciation or are the rents under market?  I'm not too familiar with this market so I can't say but these kind of questions can turn a poor deal into an amazing investment.
