I'd go with the second property if you're looking to move.  

Do these sellers have agents?  Consider if you can get double commissions on one or both of these properties.

Another note if you do go with the multi don't over rehab your unit.  I made that mistake.

Just so we're clear...

Your idea is if a tenant does not pay to use your property let's not evict them from the property let's tow their car until they pay and we all live happily ever after?

I don't care about the legalities, this is ethically wrong.

Depends on how much cash your talking about, but maybe you should try to owner occupy a multi-family property.

The price is too high.  You can get new construction closer to downtown for 450K.  Maybe Airbnb it?

I wake up early.  Do I think it gives me an advantage over another investor that wakes up later? - maybe.

Will I credit my success to the time I wake up? - no.

There are tons of variables to success, wake up time could be one of them. But I think it depends more on a persons grit than anything.
