@Jason Hodges This is all about your risk tolerance.  Let’s look at this like investors.  If you are confident you can find and flip a property with a decent return then I would use the cash for that.  If you pay the credit card debt the opportunity cost is not having the money for a potential flip.

Another thing to consider is APR (annual percentage rate) from credit cards as the name suggests is on yearly basis, while cash on cash for flips is based on the project timeline (contract to close).

17% of 12K is only ~2k.  Ask yourself if you can make more than 2k flipping or whatever with that money in a year.

@Maya Torres great thread discussion!

I rent a house in Japan currently through my employer.  I will return to the United States in a couple months and rent an apartment.  Before this I was house hacking a duplex.  When I move to my new apartment I’m going to buy an apartment complex or mobile home park (goal for 2018). After that my wife and I will build a new home.

I wouldn’t do it.  Tenants’ job is to pay rent. Not mow grass, not fix a maintenance issues, just pay rent.

I have been looking at Clarksville deals lately and one thing that concerns me is the transient population.  There seems to a high supply of rental housing which drives prices down.  Has anyone else seen or have any insight on this issue?

I would buy some blinds and fix any maintenance issues and would probably leave the candy lady alone.

I recommend house hacking as soon as you can run the numbers to determine if a property will cash flow.  Especially if you’re currently renting and can get multi-family property for close to the same amount per month.  You have to live somewhere and having tenants paying you is an added bonus.

Hi Aziza,

@Aziza Sackett I’m looking at mobile home park deals in the southeast right now.  I’ve noticed the larger deals are from brokers and the smaller deals are listed by agents.  I’m looking for 20+ units, <800k.  I’d be interested in knowing your criteria and thoughts around market selection?

Um do both. At 96k you should be able to make the payment on your loans and save for down payments. as soon as I graduated I got a duplex and started house hacking. My duplex covers the mortgage and my student loan payment. I skipped the Roth IRA because I want to enjoy life now and in the future. I do contribute the minimum to my 401k to get the match. I do eat out a lot but I have no car payments or any other consumer debt. So all in all I live pretty comfortably while saving for my next multi family and paying student loans.
