I have a property in Nashville and am currently looking at different markets.  Majority of the properties in Nashville don't make sense right now from a cash flow perspective.

I would self manage and save for another down payment.  Sounds like you got a great deal on the quadplex, roll all that money into the next one.

"Wealthy with expensive taste" lol, they'll never stop with request if you do the garbage disposal.  I just took one out during my renovation because of the headaches they cause.  You gotta stop this train in their tracks.

@Aliyah Conley question: if you don't get this deal will you regret your try to finance decision? 

In my market I would go all cash and refi later if the numbers made sense.

My family rented places for most of their life and when I told them about my duplex deal they totally understood my strategy.  A lot of people don't have the means to take risks as we do here in the BP community.  I am humbled and motivated by the fact I own places similar to ones I lived in as a child (renting).  It takes a different mentality to give up short term comfort for long term gains.  Keep doing what your doing.

As a parent I want the best education possible for my kids.  My daughter is currently attending school in Japan (one of the best school systems in the world).  So when we return to Nashville I don't want to hinder her learning.  This is my instinct as a parent so why would I buy in a market that has underperforming schools?  As @Trevor Ewen pointed out for long term value schools are one of the key pieces.
