Hey Guys,
I'm looking for a successful script to prospect pre-foreclosure properties. I know this could be a sensitive conversation, so I want to keep it respectful but also all about business. Any suggestions?

Anyone familiar with AxiDraw? I just saw the promo video for it and it looks awesome! Could be a game changer for direct mail.

Hey Guys!!
I'm looking for the cheapest company to get postcards printed. I have checked the big box stores, but the cheapest I have found is about .19 cents based on the amount of cards I am sending. I am sending out about 1,000/month, but I am willing to commit to the total amount for a year. My issue is that each monthly postcard may have a different message, so essentially, I will have 12 separate orders. Any suggestions?

Post: Obtaining Cell Phone Numbers for Prospecting

Hey BP
Can anyone offer any insight on how/where to obtain cell phone numbers for specific areas/neighborhoods/area codes etc..? I found a company called Coles Information who offers exactly what I am looking for, but they are a little above my budget. I'm sure there is a way to obtain these records without breaking the bank.
My goal is to be able to enter a specific address and obtain all phone records for the neighboring properties allowing me to prospect that area/neighborhood.
Any insight is appreciated!!

Hey BP!!
Here's the breakdown of a rental I am looking at.
SP - $60k ( slightly below market value )
Terms- Bond for Deed- 3.5% down, 4% rate, 3 year term, amort 30 years.
Market rent $800 to $850 ( $900 Sec 8 maybe more).
Home is 7 years old and in good condition. C- area but schools are good.
I like this property because of the terms of acquisition.
Thoughts??

Welcome @Charles Wheeler !! This site offers everything you can imagine about RE investing.
I am also an Investor/Realtor in the New Orleans area. I focus mainly on the Northshore in Mandeville and Covington but I do business in New Orleans as well. I actually just sold a 4 plex on Constance and Bordeaux, it was an awesome property! What areas are you focusing in?

@Erich Berry I have heard conflicting answers. I heard that it is possible. I'm not familiar though.
