Congratulations! A job well done. Your story is inspiring to a newbie like myself, I'm glad you didn't give up after the first deal went south.

Would you mind detailing how you put together your mailing? What was your source list and where did you obtain it from? How much did you spend on the mailing? And any other details you can share. I know you had help from BP, but I think you made this deal happen because it was a good mailer to begin with. You deserve a lot of credit for that.

I'm taking realestateexpress.com licensing course right now. There are costs involved in maintaining your license. Be sure to evaluate whether it is worth your time and fits your overall investing plan.

Would it be prudent to take out a life insurance policy on the seller (with his/her approval) for the amount of the loan?

We were assuming we'd have to pay below market value. Unfortunately, we wouldn't be able to do the construction ourselves! Thanks for your input.

Hi All.

This is our first post. We've been enjoying the discussion on various topics and learning a lot about investing. And now we're in need of some advice. Does anyone have a suggestion on how to creatively finance the purchase of the family property?

We currently live in the old, dilapidated structure. The property is in a desirable area and is worth a substantial amount for just the value of the land. The property is zoned for two units. The relative who owns the land is motivated to sell and has plenty of equity. How can we buy the land, build it, and have the financing paid off after selling one unit, so we can live in the other?

We'd appreciate any feedback!
