Hey @Matt Faix awesome list! Thanks Matt for checking it out and compiling this. 

I don't like the idea that only crappy people will be attracted anyway, so let's cater to them. I take the philosophy, instead, that there are good and bad people in every income level - and I want the good ones in a bad area. So I go the opposite route - I tend to over-improve my properties in marginal areas, and I get good tenants. That said - I also rehab them knowing they will be harder on the property - so every bit of material I use takes that into consideration (vinyl floor instead of carpet, semigloss paint everwhere (one color), etc)
