So I have been divorced since 2007.

I agreed to let my ex-wife stay in the property until she could refinance it in her name only.

It is now 2013 and my name is still on the title and she is unable to refinance in her name only. I feel that I have been more than accommodating, allowing her to remain in the house without forcing the issue. But now it is imperative that my name be off of the title as I am trying to purchase a investment property but I keep running into the same roadblock, a mortgage already on my credit report.

The house is in Wyoming, where the divorce took place but I live now in Colorado.

My question is; what options do I have in order to get my name off of the property. She says she cant refinance because of her credit.

I'm open to forcing her hand via an attorney but I don't know where to start or what type of attorney I would need. Or perhaps there are more amicable ways to resolve this. I'm open to any solution.

Thanks guys for all your advice.

I should have prefaced my post by saying that I have been educating myself on biggerpockets.com and reading every book I could find for the last 2 years, that being said, I realize that a person never stops learning so that's why I am here, to continue learning.

I have attended a couple REI investor club meetings in my area but maybe I just haven't met the right person yet that would be interested in partnering or mentoring me on my first project.

Ok, so I am rolling over my old 401K (from previous employer) into a self directed IRA and use it to begin my transition into fulltime REI. Its not much, around 30K.

I am very passionate about starting my REI career and I am taking the steps to get started. I'm in the final stages of creating my LLC and I'm currently preparing for marketing my new company.

As a beginner investor, which would be the best way to get started in REI?

Should I focus on Wholesaling? Renovate and flip or reno and rent?

I really want to transition to REI full-time within a couple of years but I'm just not sure which direction to go to get started.

I'm very open to the idea of partnering with an experienced investor for my first time.

I'm now at the point where I'm starting my advertising campaign. As with anyone that's into Flipping or rehabbing, part of your advertising strategy is to "Buy with Cash". My question is this; I understand that in order to secure hard money/private lending, I need to have my target property, an an analysis sheet with purchase price, rehab costs, ARV etc. But I also need to have financing secured prior to advertising "Buy with Cash" right? So which comes first, the chicken or the egg, so to speak?

Hi everyone, my name is Ben Cochran and I am from Ft Collins, Co. I am very excited to be here at Biggerpockets! I have been employed in the oil and gas industry for the past 15 years and I'm currently stationed and writing from Angola, West Africa, and I feel like now is the right time to transition to REI. I have tried to educate myself as much as possible for the past couple of years on everything REI (fix n flip, fix n rent, wholesaling etc..)and continue doing so today. I have never done a flip before and I am hoping to network and meet someone locally that is willing to Partner/Mentor with me for my first flip. What do I bring to the table? I bring drive, passion, a great work ethic and a desire to transition to REI fulltime. I realize that starting out, I will be using a HML, so I do have a modest amount of capital of my own to help get me started. I feel like the hardest part of any endeavor is the first step, and I feel completely confident that right now is the time to finally pull the trigger! So any advice would be greatly appreciated and it would also be great to meet other like minded persons in my area. Best regards, Ben Cochran
