@Blake Stevens  sorry for the late reply but I just noticed yours. 

As far as financing, I am working with Pine Financial, a hard money lender others in Colorado. 

I have a home that we are ready to put in a offer on, but I really need a good contractor to double check my figures and estimates. I wont be wasting anybody's time since I plan to hire the GC to do some of rehab. 

Have you had any luck with a local GC?

Thanks @Bryan L. I did ask for the report but the engineering firm wont release the info unless I hire them to do a second evaluation since it has been a while.

I'll be sure to add the subject to clause in the offer!

I am almost ready to make an offer on my first fiz and flip property.

Upon the initial walkthrough with my GC, we noticed some small cracks in the drywall and a few small stair stepping cracks in the exterior brick. The selling agent said that a structural engineer inspected the property about a year earlier and said that the issue was minor and mostly cosmetic and that the issue could be fixed with a French drain and sump pump.

My question is, should I hire a structural engineer to inspect the foundation before I make an offer, which is roughly $750, or go ahead and make the offer with a "subject to" clause in case the repair work is more than we estimate?

I'm very close to having my financing in place to pull the trigger on my first deal. I'm trying to put together a team of realtors and general contractor that have worked with and understand the strategies of RE investors. I live in the Northern Colorado area, specifically Fort Collins. Just wondering if anyone can recommend a specific realtor or GC that they had good results with?

Hey there Scott Otis , Welcome to BiggerPockets! I live in Ft Collins and I'm a newbie investor. This is an amazing site full of wonderfully helpful people and a treasure trove of useful information. I don't have the experience but I do have the drive (and the startup capital) and I try to educate myself everyday on RE investing. I'm trying to find my first deal but it is proving very difficult in the Ft Collins area because of a red hot market here. The Loveland, Windsor, and Greeley market are better for finding good deals in this area. Mark Ferguson is an investor in the Greeley/Evans area and really seems to be doing very well in that market. So welcome, its good to have another investor in the area!

I'm trying evaluate a 4-plex that I found on Zillow. It states that it has a great rental history but it doesn't give any info on rental amounts. Is there a feature on Zillow or Trulia that allows me to check out rental comps in the area the property is in? Or is there a different/better way to find out rental info? I'm trying to crunch some numbers but it's difficult without knowing the rent of each unit especially as I plan to be an owner occupant and renovate over the period of a year. I'm obviously a newbie and this will be my first purchase/investment so thanks in advance.

Welcome to Biggerpockets Jordan Fritts I'm a Ft Collins resident also. I am trying to acquire my first multi unit. Sorry I don't have any info on local property management firms but definitely check with Mark Ferguson. He seems to have a good handle on the real estate market around the Greeley area.
