Hi Art! I'm late to this, but I just took a read and want to say I'm so sorry this happened to you. It really is unfortunate, but you should definitely consult a lawyer if you haven't already. I agree that laws need to be followed, but the only way for the court/clerks to take you seriously is to get a legal professional involved who speaks their language. Hope all is well.

I saw that thread too! Interesting stuff. I've never personally had an issue with this, but I've heard of in-unit daycares becoming a huge noise problem for neighbors.

This is a sort of litmus test for me, so please be honest (but kind lol): What are your thoughts on AI in property management? If you utilize it, then to what extent? I've seen some people implementing chatbots for tenant FAQs in order to ease the load of their employees. That seems ethical and harmless. But I think there's a line, and I'm wondering where some of you draw it.
When I was a tenant, for example, the PM company would send us email updates & notifications about community events. Near the end of my tenancy, they started sending emails that were corny & clearly copied from ChatGPT. It kinda annoyed me that they wouldn't even type emails for their tenants anymore (the staff was also SO unhelpful and mean, so this small thing just added to my annoyance).
PM tech has always and will always be super vital, so I'm not an AI hater by any means. Just wondering how you're all moving forward with this new tool. What tasks are you willing to automate, and what tasks do you refuse to automate?

My guess is that they'll wait a little while to see how it works out in Florida. Florida does tend to be an outlier state in terms of state policy, so it's anybody's guess. It'll depend on the public's opinion of how successful it is (as it always does lol).

As others have said, save save save! Work hard and save every penny you can, because the upfront costs can be daunting at first. Also, it's never too late to start scoping out potential properties. If you're planning on house hacking (which is a great place to start), keep an eye out for any cheap places on the market in the need of TLC. If a property is still on the market by the time you're ready to buy, its sellers may be more willing to negotiate price. Good luck!!

Honestly, if this is the only issue you're having with your tenant, it's not that bad in the grand scheme of things lol. Super annoying still. It might be easiest (and most cost effective) to let them renew but to take a new management approach.
I agree with @Drew Sygit, you need to set clear boundaries. Send a letter/email/text/whatever's preferred, reminding them of the proper channels for maintenance support. If they contact the wrong channel, remind them again, then ignore! They keep calling and texting only because they've been getting replies.

Totally agree! This concept applies to many walks of life, but property management is especially tough if no one in your circles has experience.
I'm pretty new to rentals too (and BP, haha, hence the lack of presence on here). First gen college grad & no one in my family has any idea how PM works, so I often get well-meaning comments about how I'm gambling with my savings. As other commenters mentioned, there's simply a lack of experience and knowledge. It's rarely malicious, but it is frustrating.
Find a supportive community and lean on them. People on here are great and always supportive, so it seems we're in the right place! Protect your peace too :)
