Before you make you first deal either flipping or wholesaling do you think that it is best to make a LLC ?

So My boyfriend and I have been spotting homes that have been vacant for some time. How do you go about finding who owns the home and see if they want to sell. (The homes have been vacant for months grass is overgrown, you can clearly tell there is no tlc done to the home)

So my boyfriend and I have been in contact with a few HML we read a blog on BP about also locating HML in our area and nationwide, then do pro's and con's then choose. So with that being said do anybody know any good HML? How was working with a HML to help with your 1st flip turned out? (if you don't mind me asking how much was your profit after paying them back)

thanks for the advice everyone. I will look into all. We have thought about live in flips but that will be somewhat hard since we have 3 small children. But I will really consider all and look into everything.
