I need to get some clock hours in for Washington State for an upcoming Broker license renewal.  I've used Rockwell Institute online quite a few times.  They have been good, but it seems like the same material over and over.  Unfortunately, listening to BP podcasts doesn't count! :)

I'm wondering if anyone has recommendations for other high quality CE course providers out there (preferably online), and perhaps oriented towards REI?

Another thought on pictures is to find a local real estate photographer to take some professional shots. To find one, you can look at local listings on the MLS and find ones with great pictures, then ask those listing agents who they use (or ask on BP). A good set of photos can be reused in the future when you have a tenant move out as well. It might cost a few bucks, but it could generate far more interest and get you your asking price much faster.

Run, don't walk, from this "deal." I would question why your partner is willing to risk your life. It's hard to calculate ROI on a life. It also sounds more like gambling than it does investing.

Before you bought the property, what was the ARV projected to be? Curious how close you came to that in the end.

I just painted cabinets using rustoleum kitchen transformation kit.   It was a heck of a lot of work (54 doors and drawers).   There is a product that people are liking quite a bit more and it's made by General Finishes and it's a "gel stain."  A very popular color is java, and application is easy (wipe on/off).   Search around for that and see what you can find.   If it's a small kitchen, I would consider that and doing myself.   If not, I would probably hire out.

I'm currently in the process to purchase through Elite.   I've been impressed thus far.   There are some threads on BP from investors who have purchased from Elite and so far it sounds like they've been pleased.
