Post: Omaha Contractor Recommendation for Retaining Wall Repair

Hello everyone, we are looking for recommendations for a contractor that builds retaining walls (block or poured) and flat work. We have a wall that is giving into gravity and will need to eventually be replaced. It will be some complicated work - the wall retains my driveway and is right on top of our neighbor's drive.

Below is a picture - we appreciate any recommendations and all advice that is sent our way!

Hello Bigger Pockets Team,

I am a landlord living in Denver Colorado investing in Omaha. When I initially started out, I was living Omaha so it was very easy managing open houses and getting units filled after turnover with tenants. Unfortunately this has been a very difficult process living out of state.

I am looking for recommendations for either one of the two options:

- A reliable property management company to take over.

- A companies that only help out with showings during vacancies and I will handle the other day to day operations after a lease is signed. Has anyone tried this route? If so, is it just easier to bite the bullet and just have a property management company take over everything?

I just recently became an accidental land lord by relocating for work from Nebraska to Colorado. I am currently renting out my primary home in Nebraska and wanting to set up an LLC with the intent on purchasing more properties in Nebraska in the future. I understand i need to set up an LLC in the state of Nebraska but can i use my Colorado address for my operating location? If not, how do i set up my llc living in Colorado but purchasing homes in Nebraska?

The form i currently have is as follows:

Office: The Company will maintain its principal business office within the state of Nebraska, and the registered office is at 123 Fake St.

Can i change  "within the state of Nebraska" to "within the state of Colorado"?

Also, does someone have an operating agreement example i can use for this situation?

@Jim Adrian- i like the idea of the score sheet. i will look into creating something like that!

@Collin Schwartz- you can never go wrong following the advise of the great Brandon Turner! I heard hes pretty good at this Real Estate thing. haha

@Bettina F.- do you recommend all interested renters bringing copy of paycheck stub? Is there anything else i should request them to bring? Thank you!

Hello All!

Starting to run into some trouble during my very first rental experience. I am working on renting out the house I currently live in. Posted the add online last Wednesday (9/6/2017) and had 4 people contact me interested in looking at it. After scheduling appointments, all 4  people that were interested were no call, no shows. One even rescheduled and apologized, then did not show up the second time around. Currently 0-5 with viewings. Not looking to good haha!!

This brings up two questions;

1). Is this something everyone comes across quite frequently and i just have to accept the fact that a majority of the people out there will most-likely not show up at all or am i just running into some bad luck during my first go-around? Any suggestions or tips to avoid this besides follow-up emails and calls the day before? 

2). For the person who did not call or show-up to both scheduled showings and are interested in making a third appointment, can i legally tell them I am not interested in renting to them due to lack of commitment and/or accountability, or do i still have to show to them?

House I am renting:

Purchase Price $145,000

3 bed/ 2 bath

2 car garage

1,700+/- sqft

Asking rent= $1,395/month
