Hi Anthony, congratulations on making offers on deals most people don't even get that far. Even though you say you haven't closed yet on a property I believe it's only a matter of time you are learning each time you make a mistake. Keep at it and you will eventually close on a very well deserved property, I'm sure. I wish you the best. Keep in mind creative investing has a very steep learning curve as opposed to tradional investing. Stay with it!!!!

Welcome to the community brother, I've found that the more I can spend time on the site and hear all the encouraging stories, I become more and more motivated in doing deals. I've learned to be patient with your first deal as it is new territory, and in time things become easier and easier. I wish you the best in the future sir, and God speed!!!

Irrevocable trust that is that set up your children is GOOD! however I don't believe in just giving your portfolio away, if you decide to give it to your children rather than a charity, then make it merit based, i.e. you need a 3.5 GPA in college for x amount, or maybe when you are married for 5 years give x amount, again that is my opinion, its your choice ultimately, but you can structure your trust however you really want to. Will is nice, but a trust is one of the only thing that will keep your assets out of probate court.

Well in the technology age its nearly impossible to do this now, however before computers and the internet people did this all the time I hear from older investors. pretty crazy but hey you gotta learn to play the game!

I think it depends, are you cash flowing? If there's one thing I've learned cash is king in the real estate world. If you are making money in the deal then it's a fantastic deal. If you make money at 15 Or even 50% interest rate its a good deal. Don't get me wrong I could be very ignorant in what I say, but deal analysis is much more than "having a good interest rate"

I closed on a duplex earlier this month and I have a boiler in the basement which is inspected almost every year for the past few years, I'm curious about cost, how much does it cost to get an inspection done for this and a furnace? or what about a hot-water tank??? Thanks for your help!!!!

My tenant's upstairs bathroom sink was clogging, the previous owner helped me repair it, but man I feel so proud of myself... I snaked it, replaced the S-trap and poured acid down the drain to get everything else clear in the pipes. Sorry for this post, but its so easy to take for granted the little things we have in america. Thank you God for the grace!

I would say do a duplex where you live in one unit that way you can live for free and it will free up expenses on your part to buy more Real Estate...
