@Ilan Oz Most quality NNN deals are 4-5 cap these days. Hard to get many investors excited about those kinds of returns for syndication. If you do find the $$$ come talk to me. Might have a couple of NNN properties for you...

@Grace Esteban i used to hang a gift bag on everybody’s doorknob with a big bar of chocolate or candy canes $10 max per tenant as a token of appreciation and good will...yes it’s a business relationship but a little good will from Tenant’s Can go a LONG way. I once had a tenant I had kindly evicted speak on my behalf at a community meeting for a development project (!)

@Austin Smucker don’t get suckered into any boot camps or systems. Avoid syndications and partners. Buy and read books. Figure out the unique skill sets you have and what areas of expertise you are going to need to build. Get a live answering service. Will help keep you sane : ) be prepared for toilets tenants and trash

@Jonathan Clark. I’m thinking of developing Flex industrial garages like you described in Methuen, MA. I have about two acres to work with. I think I can get 16,000 sq foot built. It’s right by the highway. Any suggestions for features, size mix, or finding good tenants. I’m particularly worried about hazardous waste disposal and ensuring tenants don’t create an environmental problem for me. Thoughts?

@Jordan Lucas. You should expect hyper inflation in the US. At some point we are going to need to print a lot of money to pay off the national debt. $100 Million when you are 50 may only be like $100,000 today. Real estate is a good hedge against inflation sobre heading in the right direction. $.02
