Being paid for preparing comps is not illegal, provided you're talking to a broker, and not an agent underneath a broker. I'll be happy to provide BPOs for your properties. I work almost exclusively with investors, whether it's flips, or property management. Change the "0" to a "1" for my direct line.

That can't be a Mid Florida printout, so Sarasota wouldn't be included. In MFR areas, each board has a designated letter for their agents, Sarasota is "A", Venice is "N" Tampa is "T", Orlando is "O", Charlotte is "C", etc. You'd have to read the fine print to find out what type of sale it is, it wouldn't be a letter at the end.

Tallytown has more PMs than there are students! Unfortunately, we don't handle anything that far north unless it's a complex (4 hrs. of driving each way for $100 sucks!). Find a management company (LeParulo was decent, and I haven't heard otherwise lately...) that invoices you, and doesn't have in house maintenance.

You need to learn how to be a property manager so that you know when you find the good one you want to keep. The going rate is from 7-10% of what's collected per month.

Zamir,

Depending on the lease structure, commercial is your best investment. I prefer NNN, and NN properties. Anything below, and you're paying more per unit to acquire, higher property taxes, and the rents are about the same per foot.

We do occassionally offer something turnkey assets, but they are tailored to someone's specific investing parameters, we don't have deals on "spec" for the most part. While we do have several deals to choose from, none of them are under contract until you decide to take one on.

Alice,

What kind of properties are you looking to have managed, and in what areas? For luxury homes in the Sarasota/Bradenton market, I recommend Florida West coast Property Management. Aimee Bahk is fantastic! For multi family & commercial properties, we most likely would be a good fit. For lower end single family homes (D or C-), I'd contact an All County franchise.

Just my $.02 - a GOOD property manager is worth every penny that you pay. However, if you've never been a landlord yourself, how can you know whether or not they're any good? We offer a six month guarantee on all of our placed tenants - if a tenant vacates, or has to be evicted prior to the six month mark of their lease, we eat the eviction costs, and re-lease the unit for free. Unless your PM is offering something like that, odds are you'll get a warm body in the unit and it's a numbers game...how many warm bodies before you hit a dud...?
