RNR Realty & Management is looking for agents, for both our sales division, and our property management division. 

For Sales: 

We charge a monthly fee of $25.00, which covers your E&O, and General Liability Insurance. If you choose to have a desk in our office, there is an additional charge of $25.00 per month, which includes your desk, and unlimited B&W office related printing.

Our splits are 70/30 CAPPED at $2,000,000.00 - when you sell $2,000,000.00 worth of inventory, you go to 100% Commission! 

For Property Management: 

The same fees apply for insurance/desk fees, we offer 100% Commission!! You pay a flat fee of $25.00 per unit you manage - that includes your lockboxes, your management software, and direct deposit to both your owners, and yourself.

We charge $100 for a lease, $250 for advertising, and 10% for management.

Hi Carolyn,

All the properties on the 27 corridor throughout Polk, DeSoto, Highlands, and Hardee counties are a value buy. Don't expect radical appreciation like the rest of Florida, but you will easily cashflow.

Jeff - give me a call and let's chat. 

We charge $100 for a lease signing, $250 for advertising when a new tenant is needed ($350 for a new tenant, $100 for a renewal), and 10% of what we collect with a $50 minimum commission (ONLY if they pay).

Up your vacancy to 10%, and ALWAYS ALWAYS ALWAYS!!!! factor Cap Ex! Can't stress that enough!! For a duplec or larger, you have 1x the problems of a single family for each unit - You need to hold a minimum of 5% per month for Cap Ex, the smart thing to do would be to hold 5% for Cap Ex, and 2.5% for repairs - better to hold too much, than not enough.

Whether you hire management or not, always factor the cost in. I know that most of Tampa is 10-12% of gross collected. If you factor the cost in, it's your extra pay; if you're sick of dealing with the tenants, hire someone and go look for the next one.

Overall, I'd say you have a good deal here, but I'm happy with mortgage plus 5% net.

We're always looking for managers - have you already gotten your Fl Real Estate license, or are you currently working to attain it? If you already have it, when were you originally licensed?
