I had a run in with Nick Britton about a year ago, and did some homework on him. He has NO real estate license, and is listed (according to SunBiz) as the President of the company. Under Florida law, Mr. Britton CANNOT act in ANY capacity - he can collect a check, and that's all. I've reported him to the DBPR, I've reported him to FREC, and he is still defrauding individuals in south Florida.
I don't know if James Barron III will handle an eviction in south Florida, but I would at the very least give his office a call (speak to his paralegal Liz Caulder). If you need assistance with property management, I handle all of Florida, I AM licensed, bonded, and insured, and have references ( I own eight units myself, and manage 250 units here in Florida).

You'll need to find a reputable medical facility management company, OR a good Director of Nursing, and run it yourself. Depends on how much you want to take on yourself.

Real Estate Express is fantastic. Other option is RE Campus, you can go through Ed Klopfer for a pretty decent price.

I prefer south county to north county, just avoid the Colonia area. Ravenna & Portia esoecially have a lot of singlewide/doublewide units, and the druggies and hookers that go along with the low rents.

From someone that's realistically looking for hard/private money, and coming up short, I understand the OP's frustration. I don't begrudge the 10-12% interest, and I don't begrudge the origination fees - I just have a problem paying for appraisals I never get copies of, "in house valuations" that never get shown to me, and when it's all over, I'm out $200 - $1,000 and told "Sorry! We can't do this deal because...". I agree, HMLs and private guys need to make their money, but the junk fees on the front end, with no loan on the back end make most of us a little wary.
