You'll also have to check to see if city allows you to park an RV in the back or on the property at all...

I would go for the eviction. You can refuse payment from the already ousted room mate.

I would expect the owner to be completely out before Id be willing to close.

Yeah, you couldn't force them out, have to get them to do it willingly.
