The UP will be hard to invest in if your talking about buy and holds just because it has such a low population up there and not a lot of demand.

In chicago? You can count on needing a permit for it. In chicago you need a permit just to sneeze.

And watch your applicants go down to 0. No way would i pay for the septic to be emptied on a property i rented.

Cant you hook up dehumidifiers directly to the furnace so that anytime the furnace turns on it turns on the dehumidifier.

Depending on city/state you live in, it can be illegal to have common area utilities connected to a tenants utility connection. I know here in Michigan, at least with commercial property, common area utilities have to be on their own connections and build to the property owner.

I wouldn't do any of that. I would use the original money order for the security deposit. That all sounds like one big scam.

The minute she's late with rent, file for eviction. She knows shell lose any section 8 she's entitled to if she gets evicted. Let her know right from the start you are not willing to play games with her.

I would try and find someone here thats respected and in the area that you're looking at and see if they would be willing to help you find a place, rather than just calling up realtors that are just looking for a commission.
