Well seller wouldn’t budge below $43,500 so I walked away from the deal. Will continue to look, thanks again everyone for all the help.

@Zach Rucker yes I’ll be self managing it’s the first property so I will manage it myself. I have family that has multiple rentals that I will use for information and assistance.

@Zach Rucker ARV will be 85k, rental rates in the area are 750-850. Don't have the data on rental vacancies, according to agent rentals fill up quickly in town. Not sure if mortgage will probably refi once it is rented if the numbers make sense.

@Melba Chambers I looked at it and tried but wasn’t sure what I was doing. This is the first deal I have really worked on analyzing. What other information would be helpful?

I am looking at a small house to BRRRR. They seller is asking 45k need 30k in rehab. Rent in the area for like houses would be $850. Altering looking at things considering cash offer if 35k for property. Taxes and such very cheap in the area. What's your thoughts?

The first one we are finishing is in Shawnee. We are looking for a good deal in the Tulsa area. My mom did the first one with my brother in law. The rest I will be highly involved in working the deals.
