@Sonya B. I'm local to you and just started investing in commercial real estate about 18 months ago. I see you're in Katy, do you also work out there? I work on the Southwest side but live Downtown. I'd be happy to have a cup of coffee with you sometime and shed some light on the challenges of being a new investor in our market. I dove straight into the deep end and its been a tremendous learning experience. Thankfully its gone really well for the most part. I've got what most would probably consider a mentor who helped me secure my first deal and do all the pertinent DD.

No matter what you do I would absolutely recommend advertising in the greensheet as well as craigslist. I'm local and have a property that sounds similar. Getting that big unit leased can be tough at times.

I use Barry Levine in Sugar Land, right at 59 and Dairy Ashford/Sugar Creek. He has a lot of RE clients and knows the ins and outs of the biz.

While not Galveston proper, a friend bought a beachhouse in Surfside last year and has done very well with his vacation rentals. I think there are some great opportunities there if you time it right and miss a "storm cycle".
