Sorry for the confusion all.
We do currently have property in the areas listed (@Ramon Jenkins unfortunately we're sold out in Milwaukee right now), but our main goal is to develop a relationship with our buyers so that we can find them property that fits their needs. This is why I noted that we like to source properties. We in fact are full service, we find the property, do the rehab, place the tenant, and work with a property management company - It seems to work much better than spamming our buyers with any and all properties~

Thanks for the reply. I see the difference in two areas: Price and Volume. I agree with you that there are many turnkey properties out there that could be sold to the right investor, but we compete on the pricing of those properties and the volume we can supply.
First, because we handle so many rehabs, we get a large discount on materials and we have great rates for our contractors. This allows us to offer the turnkey property at a nice discount.
Second, we operate in a few different locations where we're constantly increasing our volume, so for those investors that want to buy 10 or 20 houses per month from us, we can easily meet the need (a normal month for us is ~50 turnkey homes sold). Finding many contacts with just a few turnkey rentals for sale would be a difficult task for a hungry investor and we make it easy for them. It's a one stop shop.
I hope that helps clarify how we differentiate ourselves.
