I typically base see rent abatement during the buildout period (limited to 90days, 120days, or whatever is appropriate for design, permitting and construction) but operating expenses are still owed during that time.

Does anyone here have experience converting traditional office space into executive office suites? I'm considering buying a single tenant office building and converting it to individual mini suites. What should I look out for? What amenities would I want to provide? What about demographics required? Thanks

Hi Weina,
I recently did a direct mail mailout of about 100 hand addressed letters just to test it out. Got one call from an unmotivated seller. Took me half a day and a slight case of carpal tunnel syndrome. Personally I wouldn’t do it again but would consider paying someone else to do this.

I just started a direct mail campaign and got a call from an interested seller on an industrial property. Sent out about 100 hand addressed envelopes to my target properties. Too soon to tell how effective this will be but I’ve tried virtually everything else.

Talk to a broker in that market. He/she either knows or may have access to Costar which should have that info.

That's a pretty broad question, can you be more specific? If you aren't familiar with commercial leases then I suggest having an attorney review it.
