If anyone is interested please let me know. We have to make a decision on the direction we are taking this property within the next week. We will either rehab and sell it, rehab and rent it or sell it as-is to an investor.

@Marc Weisi I've got a property that maybe a good fit for a cash flow investor. Prime area in the heights, 41 South street, one block from the 9th street light rail station. 2 family, 500k, needs about 75k of work. Can rent it for about $4,300 per month.

Steps from the Congress Street Light Rail Station in the Heights section of Jersey City. Property needs moderate rehab, can be rented, flipped or a great house hack situation. My business partner went under contract for this property last year with the original intent to live in it. Dear Community,
Due to this community I did my first flip last year and the experience was very positive. I would like to Buy, Rehab, Refinance and Rent my next few properties and build my portfolio. I live in Jersey City and have had a very difficult time finding deals with a decent cash flow. I am interested if anyone here can give me some general advice about towns in Northern NJ (west of Newark) that have a good rent to value ratio for multifamily properties.
I have cash and am motivated. I would even be willing to partner with someone local whose driven and has integrity.
Any help would be appreciated
