Yea I know that there are those who run that game. usually they were welcomed tenants at one point but became tenants in sufferance later on. Now only thing is the article didn't go deep into whether the squatters are former tenants or not. that part is unknown here. though it did involve the courts and the judge let the squatters stay so that may be the case. I'm just super surprised that the actual owner was forbidden by court to return to that property. that part is insane...

are you looking for someone to recommend a HML that loans in your area immediately? otherwise you can go to a conventional bank and get it done within a few months after purchase. not sure exact, 6 to 9 months, may depend on the bank. you gotta research the lenders in your area to see what their guidelines for HELOC / refi are...

I was thinking the same thing as Greg Hamer. Come invest in Philly on some fix and flips and I'd pick out the properties at discount, manage the project, handle due diligence and would agree to 70/30 split, you getting the bigger slice of the pie (since you're paying for everything) on the first two or three projects.

usually if you go to hudzu or the hud.gov website you can find r.e. agents recommended for whatever particular housing market. fishtown is a subdivision of Philly.  so long as they are familiar with philly (licensed in PA and knowledgeable in Philly housing market as well as being experienced in hud regulations) you should be o.k.

I just came from a real estate investors conference and there was a very knowledgeable fella there that spoke of various ways to invest in real estate from the step by step process when working with a PML who is using their SDIRA to lend on REI projects to utilizing multiple IRA's such as CESAs & SEP to invest...the company is called Equity Trust. the black bar above has an education category.  hold your cursor over it and see the options. there's one for every property type...well except maybe industrial but that's another ball park.
