you might want to research FHA loan qualifications. switching brokers won't change government or banking regulations.

A landlord I know had that happen...almost. he was in the neighborhood during their moving date and stopped by while they were hauling it out, lol. had me in stitches when he told me. they tried to say it was there's. yea like someone is gonna forget they DIDN'T own a particular appliance.

hey if you don't mind PM me the name of the contractor. Philly has a lot of shady, no showing up, discombobulated contractors....so much so that I've started a booklet of those that I've had run ins with. trying not to repeat reaching out to the wrong ones. thanks in advance.

I'm a little surprise to see that no one mentioned the wonderful benefits of federal, state and sometimes local tax credits offered on commercial property investments. it certainly falls in the category of the title...

if you don't mind the section 8 side of investing its doable as you will surely have to have rehab funds and get a tenant in there a.s.a.p. you may even have the ocassional lease-option but you will have to put a little more than spit, gum and glue on those properties. the numbers are the deciding factors for any strategy. just because someone or a group of someones don't favor a particular method of investing in real estate doesn't mean that you must do the same. find your niche(s), what works for you. my coin.

this is primarily for the investors working the Philly housing market. An upcoming public hearing on Monday 6/5/2017 @ City Hall Rm 400 1pm testimonies being heard.

item 170519  An Ordinance amending Chapter 19-1300 of the philadelphia code, entitle REAL ESTATE TAXES by creating a tax foreclosure diversion program that requires housing counseling assistance, updating tax installment agreement payments to help taxpayers with financial hardships, and other related items; all under certain terms and conditions.

show up and voice your opinions, give your support(I can't imagine who wouldn't support this). I mean, it may shorten the inventory on those property tax delinquent just a bit or it might cut it in half...so here's putting you on notice.

get a w-9 from them so that you are covered during tax time. its a business expense and you will need that contractors business info to claim that expense on your tax return. doesn't matter if you only use his services once or several times. this way if you choose to give cash, money order, certified check won't make a difference. you want to cover your bases.
