I gotta co-sign with Jeff B. on this as far as the enclosed link showed there is no benefit to the consumer, REIs not even small banks, only the trillion dollar financial institutes will breathe a sigh of relief via the CHOICE Act. Yet I'm not surprised at this move one bit....

those go straight to my spam folder via gmail. though when I had my website the filtering system was terrible and all sorts of spam got in and then it was sent to my gmail account as normal. which is why I had to cancel it because the lack of a good spam filter system caused them to hijack the email... contact your support team for your website and hopefully they can fix it a.s.a.p.

the answer is in the numbers. don't get distracted just because there's owner financing on the table. run the numbers a few times and if it makes sense the numbers will prove it. if it doesn't the numbers will prove it. don't forget to get your inspector in there. something is a bit fishy as he went from motivated to unmotivated seller....i don't know what's that about. maybe he talk to a neighbor or realtor friend. still let the numbers make the right decision for you.

I doubt that you will find that option in the state of PA. you must close with the seller then flip to your buyer. it can be an hour later but, from the title companies that I've dealt with, its you go first. without the seller first handing over the property, what are you even trading with your end buyer? If I was a cash buyer I wouldn't even go for that even if the title company allowed it. my coin.

I thought it was in Memphis. Still a terrific deal. Pgh does have a lot a huge houses that are very cheap. If it wasn't such a bother commuting to and from, I would've been flipping there. :-)
