You will need to make sure that are no gaps in windows, doors, etc and that the HVAC system is well maintained as a tenant could argue that lack of remediation is the culprit for a high utility bill.

Depending on what state you're in, you may need a real estate broker's license to start and operate a management company. If you don't already.

I'd never advocate for someone selling an asset unless they absolutely have to or unless selling aligns with their goals. Depending on your debt to income, you might have to sell or have an executed lease to secure financing to buy the second home.

Sounds like a good plan. In my market of Oklahoma City, you can buy new construction under $250k in good school districts. These investments often don't cash flow a ton but they are turn key with a builder's warranty and a great place to park money and enjoy the tax benefits.

The best thing you can do to prevent future foundation issues is installing gutters around the property to repel away from the foundation. In the really dry months, it can be helpful to water the perimeter of the foundation so the dirt doesn't crack below it.

Biased here but I think Oklahoma City has strong potential for continued growth. We'll get a new arena for the OKC Thunder soon, unemployment continues to be low and the market is less reliant on the oil and gas industry that in the past.

Property manager here. As we continue to grow doors, we're exploring the idea of purchasing renters insurance for our tenants and extending the cost to the tenant for a monthly fee. Any preferred vendors for this and recommendations on the best way to set this up? 

I guess my questions is: could I purchase one policy that would cover the tenants in multiple units?
