On our last rehab, we used the following:
Llona plumbing (please tell them Ben Navarre referred)
Small jobs electric (request Ryan to do work - also advise I referred)
Do you need an actual GC? I know guys that do work where a license isnt required (gray area)

There is a mortgage company in our office that has an investor rehab product that requires 15% down of purchase price but lends up to 50% of loan amount for rehab as long as property appraises out with prospective renovations (always does). Rate is under 5% per loan originator I spoke with.

Hi Josh,
As a former stay at home dad, I can totally respect your desire to do that. It was a blessing for me. I can also relate to being stuck in a corporate job when your passion is elsewhere. I left the insurance industry to pursue a partnership in a renovation company where I was very hands-on and learned a tremendous amount.
I am now a licensed realtor for Keller Williams in South Tampa not far from where you work. I will tell you that getting experience in the manner in which I think you are describing will be a very difficult way of doing it, in my view. I certainly don't say that to discourage you, that's the last thing I would want to do. But with the 60% DTI, my first inclination would be to determine how I can get that DTI to a more acceptable level to work with traditional lenders with investor loan programs.
I think it would be terrific if you could acquire a property that needed some work that you could work on over the weekends and ultimately convert into an Airbnb and grow your property portfolio in that way. My dad and I are looking for our first property in that regard right now.
